Pet Policy

Lion’s Rest is pet friendly, with walking trails for your pets scattered around the estate. Owners can house 2 dogs & 2 cats per property. You can apply for allowance of additional pets should you need to.

Estimated Completion

The first 50 plots and houses will be built by the end of Quarter 1 2024. The first 50 homes should be ready for occupation by the end of April next year.

Security Features

Lion’s Rest will offer 24/7 security. The common areas on the estate will be powered with back up power to supply electricity up to load shedding stage 8. The estate will feature thermal cameras around the perimeter, facial recognition and access control, as well as ClearVu as a few measures to ensure the safety of all owners and residents.

Warranties and Snagging of Homes

All buyers will have a further 3 months after taking occupation to notify the developer of any snags and get them rectified thereafter. Purchasers will also be given a pack of warranties and guarantees for all appliances and structural items within the unit.

Customisation of Internal Finishes and Fittings

The internal specifications and finishes in the home allow for a bit of variance for purchasers “customisations”. There is flexibility, within budget, for the client to go through to suppliers showrooms and pick out alternative options. This process is managed by the Lion’s Rest team. For more miniscule or aesthetic changes to the internal finishes the architect charges a fixed fee of R6 000. Any bigger changes, more structural, that require reworked plans will have a R36 000 consultant fee attached for the architect

Back-Up Power to Each Property

Solar geysers come standard in every home. There is the optional extra for buyers to add solar that would allow the house to be unaffected by load shedding.

Deposits to be Paid

There is a minimum 10%  deposit on the stand/plot required for all buyers. The deposit is paid into the attorney’s interest bearing trust account, at a rate of 7.6%. Buyers can opt to finance 100% the value of the property should they qualify, the 10% deposit and interest accrued will be refunded back to the buyer when the property transfers.

How Does Plot and Plan Financing Work?

  1. The plot transfers first, and the building / contract amount is held back on retention

  2. The retention amount is paid out as work progresses (the amount is determined by the bank based on work done on the project)

  3. As the plot transfers first, the buyer will have a bond instalment on this amount

  4. Interim interest will also be charged once progress draws are made

  5. The client has to service the interim interest to ensure that it does not feed into the contract amount.  If this happens, there will be insufficient funds for final payment

  6. The full bond instalment is only due once the project has been completed and the final draw is made

What Agreements Would I Sign if I Purchase a Home?

The plot and plan are being sold simultaneously; the two agreements being interdependent of each other, there is one 60 page Offer To Purchase. And as such the financing is being arranged for both of them together as one amount. Our admin and finance team are available to assist you throughout this process.

Who Finances the Loan?

We have been 100% pre-qualified by four major banks (Nedbank, Std Bank, ABSA & FNB). We also have approval from Nedbank Private Wealth, RMB & Investec.

Transfer Duty

There is no transfer duty on purchases within the Lion’s Rest development. Purchasers will be saving anywhere between R350k – R450k on transfer duty as they are buying off-plan.

Can I Purchase a Property as a Non-Resident or Foreign Investor?

Yes, there is nothing stopping a foreign investor from buying a property in South Africa. As long as you have the necessary FICA requirements & documents you are able to buy as a non-resident. South African banks are even able to finance the purchase up to 50% the value of the property for foreign buyers. Any foreign buyer would be required to pay a 30%-50% deposit depending on the structure of the agreement and purchase.

What are the Prices of the Homes within Lions Rest?

Total purchase price for the units in the initial launch, range from R5 495m – R6 495m. Levies priced around R2 800/pm and Rates R2 640/pm – R3 160/pm depending on your unit. Buyers can unlock a R500 000.00 discount off the total price if they secure and reserve their units during the launch period.

Who Can Purchase a Home at Lions Rest?

Any natural person or legal entity can purchase a unit/s within the development, however the estate rules and regulations require that at least 1 occupant of the home is over the age of 50.

Reselling of Homes with Lions Rest Development

You can start the process of selling your unit in Lion’s Rest as soon as it transfers into your name. It is highly likely that you would be able to sell your unit for a profit due to the competitive pricing of the Lion’s Rest units and high demand and scarce supply of homes in Franschhoek.

Development Rights

Lion’s Rest is 100% going ahead. We have all of the necessary approvals and official/authorised documents in place.

Flood Mitigation Measures

Multiple flood mitigation measures have been put in place. The engineers Aurecon/Zutari have worked on massive projects such as Century City & Val de Vie – they are regarded as a top engineering firm and have done the calculations on Lion’s Rest.

Rapid Compact Compaction & Floating foundations are a couple of the measures taken to ensure the reliability and dependability of the foundation and builds on the plots.
